What am I missing in the process that leads to these properties being risky purchases at the online auction or from the MLS due to actionable liens?  

Depending on your strategy sites like those may be fine for some strategies, but for qualified leads you need better data or you'll spend much of your time running in circles.Also, even with the better data, it can be challenge reaching some distressed owners for  a litany of reasons.  

My question is, who here has left their 9-5 and had success or failure and can you give advice towards the what lead to your outcome?

Hi BP - I have a couple of leads on multi-family properties in the Denver Metro area that I am working on.

I didn’t write the whole conversation out that I had with her but it did lead me to believe she was legitimate.

They do some lead generation to help new agents, which the boutique firm does not.

Some of my money, some financing, father is the GC (which makes the full-gut across the continent not as scary a risk as it sounds).Spent two months wondering why no one would take our money for a house, once we figured out what worked, we suddenly realized we needed to think a little bigger (was doing it all my cash, now I'm good with some leverage).I've got a nice w2 that I'd love to dump for half the salary, if I could generate it, but I'm thinking that might be many years from now.Anyways, I'm heading to Atlanta Wednesday morning through Sunday morning. 

Yes, Podio is a great CRM, and great with "Deal Flow", but to be honest, its not great at Prospecting or Lead Generation.
