Though Im thinking of liquidating my Charlotte properties and moving that capital back into the northeast. 

The process can continue on and on and on into larger and better properties, more doors, and more cashflow every month, as we continue to control the properties and rent them out to solid tenants.All of this hasn't even mentioned Real Estate market will continue to rise, as an example my grandparents bought a house in Rye new York 40 years ago for 75k, when they retired they sold the house for 950k and flew down to florida to enjoy the rest of their time.

Add in larger loan sizes which means legal fees are a smaller percentage of loan amount or property value, and more easily recoverable by eventual sale of the property.

This SFR is part of a larger portfolio of about 30 doors (a mix of smaller multis mostly) so overall both the property and portfolio can make the payments work at either the 10 yr or 30 yr rate. 

(For example separating two homes on one larger parcel)- Setbacks for the zoning. 

Yes you can get a premium for renting per room but it has to be a larger floorplan it to really make sense.

This is more for larger businesses.

In other words, find someone with a larger multifamily portfolio.

I am curious to see if anyones been in a similar situation with a larger commercial building or how you all in the BP community would try to find use for the former hotel.

I like it for long haul because the area is really starting to be developed and I would like to build a larger unit building on the lot someday.
