The bathroom is small and has an old brick chimney in the wall that would ideally be removed to make space. 

My best candidate so far has an eviction on his record (7 years ago), makes twice the rental amount and has a wife and 2 kids.

I did a flip in Baltimore where we raised roof to make a large open space.

If you want scale, you will eventually move into the larger units, but there is nothing wrong with getting started in the 2-4 unit space.
