I looked into joining the USAA referral network and it required the agent's brokerage to pay a 30% referral fee.

After I had a couple of years experience working full-time in residential sales, I ended up joining the BP online community.

I joined two boards down there in order to have access to the MLS.  

I tried to find a way to join the site, but was unsuccessful.

This is one of the reasons that led me to REI and finding Bigger Pockets.I joined BP around 2 months ago and I have been cruising around the forums and building my REI education before jumping in.

Juan,My husband and I are considering the 203K loan adventure ourselves and I was glad to find this thread........I found it through a Google search and joined BP just to follow up with your findings.  

Maybe you can join a local chamber of commerce or perhaps it's as easy as just talking to a co-worker or relative who knows someone with a history of real estate investment.You'll need to research the right home and do the legwork when it comes to sprucing it up, but if you do the work your investor(s) will hopefully supply the money.

Consider joining your local apartment association (usually by extension you will be joining your state and the national apartment association). 

I have been reading bigger pockets for years but just "officially" joined.
