Hello everyone, how's it goingJust asking for some quick figures help, I'm in south jersey and looking to do my first townhouse flip, I've done a single family but this is kind of a lock on expected selling price as it's an inner unit and not much potential with exterior, so I've done some research and average selling price seems to be between $ 150 to 160 K I'm looking at a kitchen (10X10 app) and 2 full bath (nothing major 3 fixture) one half bath some flooring hard wood & tile and 3 bedroom carpet, and paint, possibly updating the hvac water heater unit (3 story single zone 1,700/1,800 sq total) I'm trying to get a rough idea before putting my offer in, and can't get anyone to take a look as every contractor I call is slammed with work, I'm thinking along $ 25 to 30 K to make this work, appreciated any suggestion or tips for help, if anyone knows a good reputable contractor in the southern New Jersey area please let me know, thank you!

just text them your requirements ,income 3x rent, amount of cash to move in, no evictions, credit report app fee security refrences, pets etc you will get a pretty good feel worry more about protecting your place with a good screening process then the tenants hoops

Let's keep this thread alive.My bio..From California, new to Rent To Own strategy but I have 3 other bad _$$ female investors in my networkthat have been investing for over 20 years very successfuly with commercial properties, Marinas, Fixers & Gov Properties, they know everything about Real Estate investing, however, they do not knowabout Rent To Own which is when I come in so we can have all aspects of Real Estate investing covered;)The power is in networking with the right sources.Background: I'm the founder and owner of a new high tech company.I love Java and am a very proud app developer.Recently I've developed a much needed app which I have in beta testing in another country Thanks @Ali Boone for this thread and please come back!

Set a deadline for "final and best" and tell bidders that you will consider offers the next day - and be sure to verify funds before you do.Have a sign-in sheet, or use an app like Open Home Pro to capture names and contact info to build your list.

Hey Travis -- yeah my post got cut off and the app wont let you edit sorry.gross rents for 3 occupied properties is $2150 (2 SFU and 1 duplex)prob $500/mo potential rent on vacant home; needs work though to get it rented. lets shelve that property for this discussion thoughnet cashflow for 3 properties after tax, debt service, prop mgmt, tax, ins, 10% vacancy, 10% repairs, etc. is conservatively ~$650/mo .. 17.2% IRR assuming a 10% capI can likely get the properties for cheaper -- but $110k cash is really the top end of my limit.Just really looking for advice on my best financing options (if any) for a seller that wants a cash buyer.
