Hi, I'm currently a student who's very interested in acquiring property in the future. However, for now, I'm currently working on my own property management software. I'm running into a couple of issues, so I've got a couple of questions for current landlords.

For instance, let's say my lease start date is December 15th, 2016. The lease is for 1 year, but payments are due on the 1st of every month. I assume that from December 15th, 2016 - January 1st, 2017, rent will be pro-rated, most likely on a 30 day schedule. From that point on, every month rent will recur on the 1st.

My first question: as soon as the landlord adds the lease to my software, assuming the day is December 15th, 2016. Is the prorated rent due on the 1st?

My next question: the last rent payment will be due on December 1st, 2017; what happens to the 15 days remaining on the lease? Is that pro-rated as well? When would that payment be due, typically? Would it be on the 15th?

I really appreciate your time and input. If you have any additional tips, suggestions, or general comments, let me know, would love to hear them. I'm attempting to create software that streamlines and simplifies the process of property management (want my app to be intuitive and not overly complex like many software solutions out there).
