Even if you aren't ready to buy, it will give you so much insight as to what properties are in what areas, how much they cost, etc.I'm an agent here in Pittsburgh and I work strictly with investors.

So a deal that look great to one investor will look horrible to another and vice versa.

You just need to be careful that you are getting legitimate investors and flippers, not other wholesalers trying to sell your deal.

As an investor myself, I'm constantly on the hunt for coastal value (hence our most recent Mexico STR and coastal Oregon since 2018) and having lived in many of the most desire-able coastal cities like Ft Lauderdale FL and Venice Beach CA, I'm convinced the Oregon Coast provides some of the strongest relative coastal value and particularly oceanfront property in the continental US. 

I normally tell my investor/house-hacking clients here in Colorado Springs and Denver to buy as soon and as frequently as they can.
