Maybe introduce yourself as a budding investor who is trying to learn the ropes of the business and you'd be happy to take them out for lunch and see if you can learn something from them.  

Anyway, wanted to just introduce myself and we're looking forward to being a part of the community. 

When I went to tour the home the owner was there and we introduced ourselves and talked for awhile.
