I am very mixed with what my next steps should be, the property is a 3 hour flight from me so it is not crazy far, but I wouldn't be able to manage it on my own and would of course need a property manager.I'd love to hear from everyone to see what more experienced real estate individuals think.

I do not prefer them in the house - the pit bull in any rental is a not only a NO but a HELL NO.I text the tenant and ask him to call me tonight - he does - I ask him about the extra tenant (step daughters boyfriend) amongst other family living in the house above 18 that is not on  the lease - (I'm thinking in this smaller 3/2 house there may be 5-6 adults and up to 4-6 kids living there) - Tenant lies about boyfriend living there.

Hey All, I am trying to find a multi Unit property in the Philadelphia area preferably between 4-10 units. 

Can we setup a mortgage to the LLC identifying two or four different individuals as the payee or do we need to set-up separate LLC to handle distribution to and from?

It's a good idea to to research your market and find out the norms i.e. do most post rent or buy, do they prefer apartments or single family, etc.

Granted, you can't go wrong surfing these boards while learning from some very successful individuals of course.

I really want him to read Set For Life, and have both the Kindle and Audible editions, but they don't sync  :-((  For me, I want to get Dave's note investing book, but if I get the bundle with both versions, I'd prefer that they sync. 

They were students, but I had them sign the lease jointly and severally (some landlords have students sign individual leases).
