One big indicator That the market can be in trouble next year 2021 is mortgage delinquency,  over 2 million people are over 90 days delinquent on their mortgage as of now . 4 million people in total. unemployment levels are still high, and seems like a lot of people are moving out of the expensive markets and moving into more affordable markets now that working from home is available.

If it turns out that the rent is below market and the tenant decides to move to Texas, I would raise the rent to market and place a new tenant once they leave.If the tenant ends up staying after going MTM and the rent is below market, I would indicate you plan to raise the rent and see if they want to resign for fixed term.
