I've always responded to what a tenant DOES, never to what they SAY they will do.  

I do not have a sheet but I typically budget $150 for lawn, $150 for pool if applicable, $100 for cable, $100 for water, $300 a month for electric (depending on property size and your local utility costs), $50 for pest control, and another $200 per month in misc. 

I'm new to STR's and was wondering, from a big picture view : How do you run the numbers on a potential STR? 

I am interested in GC’ing new construction homes and selling rather than fix and flipping and wanted to see if any of you had processes you were willing to share.

If you don't have a calculator/tool to do this there are a few out there to recommend.

People still do it, but always a risk if you try to go around the city rules and regs.

But in doing so I found my insurance for the property lapsed!!
