Lots of sociopathic personalities out there,, however at the end of the day buying rehabbers is not a highly complicated business as you state LOL, I must have the same algorithm hard wired in my brain along with my lie detector eye balls, I certainly got my share of liars and embellishments, but none were funded, maybe it's my cynical nature, maybe a bit of human intelligence gathering from my Army intelligence days, could be the old examiner days that sound off alarms, might be prudent lending practices that made me so lucky, maybe all of it together just didn't give those types a snowball's chance on a hot stove of getting past me, since it never happened with my money or my client's money.

I'd start with the absentee owner list then hot the probates..

Its funny you say that because thats all i hear out there, "its too much snow im staying in"...Your stock pilling properties now so when its hot a dry and the competitions back brewing you wont have to work as hard.

Hi,I'm new to the board, looking to invest in property.A little about me:I'm an Active Duty Air Force Officer, so my day job is primary right now.I have one property at my last base in Texas that is rented right now, but with negative cashflow (only losing $15/month).

Do you think I need to mess with it, or do you figure since there is a 5-degree temperature difference between my 1st floor and my crawlspace tonight (and a 30 degree difference between the exterior and the crawlspace) that it really doesn't matter much and in fact the two areas should be thought of as readily sharing air and temps?

For some perspective, that seems like enough money to buy appliances and a hot water heater every year, or replace the roof every 4 years...again, I think.It just doesn't sound right to me.

"We" don't like to stay in places with no hot water or AC.
