Rental rates historically go up over time or remain flat so it may take a couple years for the rents to catch up to the higher debt costs, should they remain elevated, to entice the buyer pool currently remaining on the sidelines to jump back into the game. 

The second method is to find the bank's historical lending via reports from the FDIC.

Downside protection is huge and commercial MF has, historically, at least survived big market downturns.

Obviously I don't wanna do it too early but I also don't wanna wait too long and risk them going back up.  7.5% is still a really good historic rate.

Historically, as proven by their audit data, they target middle income earners and below more than "the rich" they promise to tax.

STR comp historical data is also very favorable.
