When I bought my 3-unit, it was conditional: the owner had to have unit x vacant and ready for move-in 3 days prior to closing.

The other side is in worse condition and a video will be coming soon. 

As a condition to the purchase, you can push the problem onto the seller with"upon COE, the property is to be delivered vacant"[a].You also can require the seller to disclose not only the rent roll . . . but the currency of each tenant[b].Upon receipt of the disclosures, you can elect to recant[a].

The property in the condition I arrived was $675,000.  

If they return it in good condition, they can still get their deposit back without penalty for breaking the lease.Don't get caught up in childish games because the tenant has the advantage by making your life difficult for a long period of time.

Neither has room for a third condition.

You are going to need that picture so you can remember the property and the physical condition it was in.

If you can get a non recourse loan with the same terms and conditions then take it. 

There are times when there are those who are deceased or divorced just to name a couple that mean the property could still be in good condition. 

Just don't wait until your health age affect your premiums.
