My initial post was a little unclear, the 6 grand would effectively fix the issue I have now, however a second option is the 18000 dollar system that comes with the warranty that not only will fix my problem now, but any other additional probelms that may arise and thats why I am asking.

Typically about a grand to bring it back to looking sharp, but we will work deals with the new tenants sometimes to do their own painting to save money on security deposit or prorated rent.

I feel anything, drop a grand on a license and another $100 to join a REia. 

Personally, I think hiring a cleaner would be the easier route and is a minor expense in the grand scheme of things.  

If the vacation rental regulations are changed and such properties are grand fathered, can I change property management companies or manage them myself while maintain such licenses?  

Which would bring the grand total of what she cost me in the past week to around $4300 with the bookings that I had to cancel which of course enraged a few guests and was a customer service nightmare.
