Sellers who are willing to sell their property for less than what they might get if they listed with an agent usually have a reason that they are willing to do this, and that reason is typically some kind of problem or distress (ie: foreclosure, IRS liens, probate with multiple heirs, etc) and to get the deal you need to have the knowledge and ability to solve their problem.
