Jerry, sounds good. 1000 letters, whew, that's alot of letter writing, lol, but spending 3k on a marketing budget, compared to what you MAY net from a great deal/flip doesn't seem much when put into perspective...great food for thought guys, thanks

Well said Michael,,,,,well said,,,The first thing any good rehabber should buy is good F 150 pickup with a built in toolbox,,,,The 2nd thing is a real mean Pitbull dog that has the run of the house and back yard at night,,,,,Also use some discretion about who sees what you bring in and out of a project house,,,,,,,if your dropping off $400 bucks worth of copper pipe and a $500 EPA gas water heater,,,,,,you might drop it off and move it inside around 5:00AM ,,,you know ,,,when the "bad boys" drinking beer on the porch across the street are fast asleep,,,,Just food for thought,,,,,,,DD

I'm having difficulty financing because of the mobile on the property, but I believe the rental income outweighs removing the mobile for financing simplicity.The seller countered with provisions including:"1031 Exchange.The Buyer shall cooperate in taking any and all actions, and executing any and all documents necessary to effect a tax deferred exchange for the benefit of Seller.Should there be any cost or expense arising from or out of the Section 1031 exchange, the party seeking such 1031 treatment shall pay all such cost or expense.""

All Man can do is: #1) Stop the bleeding & close the wound/kill/stop the invaders #2) Cleanse the body inside & out #3) give the body the foods (nutrients) that it needs.Further research (Google was very helpful) lead me to “Alternative Doctors” who explained that most all present day “diseases” are not true diseases but “lifestyle ailments” for which pharma cannot cure and only treats the symptoms.
