I'm a firm believer in buy as early and often as you can as long as your personal situation won't be effected by being aggressive.If you don't use your current property for funds, with no immediate cash to work with we'd have to be creative in how you go about getting the 2nd one.

I agree with the earlier posts regarding some of the commercial real estate brokerage firms research like Marcus & Millichap, IRR, etc., which are great sources for annual, semi-annual & quarterly analysis.
