I think they should get a wholesale offer and set an auction reserve a few thousand under that, in case its a rare late october sleet storm or noreaster or some other calamity.

However right as I was finishing the rehab, I get notified by the city that they are going to be acquiring my property for a city project.

Take this opportunity to update the now vacant one and you can now demand a higher rent.It may sound like alot of work but real estate is not "totally passive" like all the late night guru's state.Good Luck!

From a technical viewpoint, I have a decent understanding of what would be involved with structure, MEP, building envelope issues, finish work, etc. -- I work in the building industry.

I was over there finishing work on the lower units bathroom and he showed up and asked for the keys because he was concerned his couch cannot fit in the upper unit due to it having an "illegal" door.

However, with a multi unit, if one tenant is late or you have a vacancy, it's easier to absorb because the other unit(s) typically can cover the costs for that month.

Very late, but curious to see if you ever figured this deal out?
