You can pay a crew to do it pretty quickly, but it feels stupid because it's easy work and it's never as cheap as I want it to be.

I have had a realtor run all the comps from the last three months to the last few years… I feel pretty confident in the dollar amount I am asking. 

If you feel like the neighborhood is too sketch for them, put an extra car in the driveway so people think its occupied.

While people will likely be on their best behavior since they're trying to impress you, you'll still be able to get a feeling for how they'll be as a tenant.
