There was a webinar feature on BP with an investor in South Jersey and it was mentioned that in S Jersey in the big tourist areas that there is a major supply for short term vacation rentals but not really for long term rentals which makes it a great opportunity to invest in!

I wouldn't offer 2 months, maybe one.They should be making mad unemployment money.I'd consider offering them cash for keys to move out in 2 weeks or I would start the eviction process.You ultimately have to treat this is a business. 3 months behind is plenty lenient.

There are some metrics like median household income, median house value, crime rates, and neighborhood unemployment that I do think are very important to stick to, but all of these areas meet the criteria I'm using.
