Different types of folks than the one's here that will buy a F property making $200/mo versus a B+ property losing them $-100 just cause of year 1 pro forma.

If you're going to buy in this price range, it likely means you're in a D or F neighborhood, you're going to have a long, extensive rehab, and a relatively low ARV.
