I am not a very experienced investor, I have one rental property and have followed information on here, but this is my first post.

Good morning BP,I have a very specific question for some of you more experienced investors.

Feel free to add any advice but mostly I'm just looking for things an experienced investor should think about when considering pros and cons of diversifying into short-term SFR's. 

I'm estimating an evg rehab cost in the 30-50k range.Are other Phoenix investors experiencing this same things?
