A recommendation to share with people is if it’s information and not from a data management company (like Datatree Propstream, rentometer) to name a few and it’s from a “guru” - then run away.It’s typically not even worth asking where they get their data from or a sample of data They all sell on FOMO and sign up now.

Here are some sample cap-rates for commercial class (4+ units) multi-family properties in the 2nd half of 2017, according to CBRE, including Phoenix.Yes, they are "low", but there are definitely strategies for making money in low cap-rate environments.Hope this helps!
