Now 2 of the big dangers here are: 1) what happens when the in-flow of out-of-state money dries up (I posted somewhere else talking about all this) which also leads to 2) this has always been a very low wage state, and many people were already struggling with rent prices as-is before the influx of people; in other words, I don’t think long-term rent prices can be supported here.Another thing to think about is your quality of life.

The agreement should clearly state ALL guests are responsible for excessive cleaning, damages, etc.

On the 6th day since incident, a restoration company (Owner - myself present) assessed the water damage and advised  moisture still present in ceiling cavity and it cannot dry by itself.

I agree that it appears cut and dry but given the current situation between them (messy) it doesn't seem to far fetched that the person in the home could claim abandonment by the party that left. 

I was forced to settle this cut and dried eviction case because the state isnt allowing jury trials for unlawful detainer until God knows when.
