Based on your experience as property managers/owner operators of SFRs or small to large multifamily rentals, what are the most effective methods you've used to lease a unit? 

This area rents between $750 and $850, we're on the higher end as the kitchen and bath were renovated prior to acquiring.Would love some recommendations on a cost effective solution.  

Settlement agreements aren't for every landlord or every tenant, but can be a effective way of collecting past rent and letting a tenant remain that demonstrates the willingness of wanting to make the effort with the landlord to maintain their housing.

Regrettably some landlords and tenants believe the rent is not late till the late fee is effective.

And I knew that real estate was and is the most effective vehicle for generating residual income and long term wealth.How did you balance your time and what financial aspects did you review prior to taking the plunge? 

What would be the most cost effective and efficient heating to install in a fourplex? 

Putting that many  properties on the market would have some effect but without a better understanding of the portfolio it is pretty hard to discern if that is good or bad.  

Hand written letters have been truly effective for me. 10% response rate.

In saying that, I've invested in both lower priced places and higher ones, and at the end of day its how effective your money is working.
