House has recent upgrades to kitchen and bathroom.

Looking for medium (1-2 year) funding while I upgrade it as hobby (keeping my full time job, and remodeling one part at a time during vacancies) , I think the price is great, and open to move there and do it as owner occupied, or to run it from afar.

I know that as an investor I'm supposed to want higher rents, but what we all really need for long term success is a healthy balanced eco-system of housing providers and housing buyers/renters.

Best bet is to keep the area zoned as is and try and upgrade the community...like @Matt Buckels suggested.

I looked at just upgrading the just the meters for a 6 unit building and it was in excess of $10K and I wasn't doing any internal wiring.That says nothing about the gas.

We're purchasing a SFR 3BR in the Fort Worth area (near Carter Park) and have the option of having all electric, or upgrading to nat. gas water heater, range, laundry, and HVAC.We're planning on holding for the long term (10+ years), but this is our first property and we're just starting out.
