If you are a direct principal you will need to submit your PFS statement for liquidity and net worth along with a history questionnaire to get on their list.You do not want to market to people as a seller or a broker for off market properties where the end buyer doesn't have the capability to buy or they are trying to wholesale and all that stuff.

@Kevin Hill  It's not worth the time, but for our good clients who are repeat purchasers & may tend to do this we'll provide them w/ data for an area that shows the history of sold versus purchase price for their area of interest.

You are correct, it is toxic and will never go for par, though with a good borrower, with a high credit score, and payment history, low debt to income ration, are a part of a higher resale value.

As long as the deal is solid, you won't have too much issue funding unless you have some bad financial/credit history.Even in that case, you can get your history cleaned up but it takes some time.

I also wonder how difficult it might be to chase down rent if his cell phone is disconnected due to his history on that.
