I have an individual who wants to do owner financing rent to own on a property in Cleveland.

All units  are individually metered for water and electricity bills.

As the saying goes, money talks. in the floor plan, its a 4 bedroom 2 bath. one of the bathrooms is located in the master bedroom(not uncommon for most houses), leaving the obvious issue that the other three individuals would have to share a bathroom in the house.  

I eventually ended up with the dreaded analysis paralysis counting every possible penny on each deal. 

I know it depends on the individual /family MAGI, but what is the limit, slabs and does any other factors involve here ?

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

Then divided that number by 30 to get a yearly amount and then divide that number by 12 to get a monthly.The math will change with size of property and individual features such as windows and doors and sq ft of the property but it will get you a rough number before you have looked at the property.

There is quite a bit of equity in this short sale home which I dread losing especially due to some of the guidance I received from the parties in play (lender/s and realtor). 

If you like to use batch search for skip tracing you'll need to separate the two owners and search each of them individually.

An LLC will limit your overall liability exposure to these claims and protect your investment from claims made against you individually.
