See if the seller actually has other properties in the area and just wants to dump their 'dogs' (despite what they say about leaving).

. - I personally wouldn't have a problem paying a bird dog fee if you brought me this deal.

I would be careful about putting whipped cream on dog sh&t.

That and their 2 dogs have scratched up the new interior doors i just put in as well.

Or bird dog for a wholesaler and collect a finder's fee, of course check with your state laws on all that.

WE get them when the agent comes over with a picture book of the buyer there kids their dog .. all the reasons we should take this buyers contract over another.. quite common actually.
