But after that ... hell, move out and you've got a duplex in what otherwise would have been single-family zoning.As it used to be in Denver and Colorado Springs and most cities in the state, you could rent an ADU separately when you live there, but once you moved out, you legally could only rent the whole property to one party.

We currently use Podio, but we hired a developer to customize it further, tailoring it more closely to our systems and processes.If you are just starting out, you could use the basic Podio template and continue customizing it over time.

@Anthony PerezRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Also I believe it’s priced lower due to the area, I’m not going to be living there so it doesn’t really matter I just think with potential rental income it might be worth it because I wouldn’t be getting a mortgage but buying out all cash.
