Let everyone know you're in the industry so that when the time comes for them to invest, buy, sell, or rent, they have YOU in mind.I recently passed my state exam as well and have been "patiently" waiting for my license # to come in.

Be patient, the deals will come as long as your are involved in the local market; networking, talking to people, driving for dollars, etc.Best of Luck and let me know if you have any questions I can answer!

So far I have spent 30 minutes texting/emailing advertised rental units in my area and have already made multiple real estate connections with people open to selling, keeping an eye out for me, a real estate agent, and even someone looking to buy wholesale from me since he knows I am actively searching (guess I have to learn how to wholesale now)I am hungry, but also patient.

I had a similar experience recently - though I was fortunate enough to be in-town.The PM is a nice guy who was adequately responsive; and we tried to be nice and patient, and made the mistake of staying with him longer than we should (vacant for 4 months).

I'd say stay patient and don't settle for something that isn't the right deal for you.

Be patient with selecting renters and screen them very well.

I am trying to be patient obviously and looking for the right deal.The Tacoma market is a lot hotter than I was expecting.

#2 CPA with significant real estate experience (who's also a RE investor themselves and could be patient with newbie questions).#3 Renovation crew (plumber, electrician, general handyman, tile, drywall, windows, etc.).

What do they sell for, rent for, what are vacancy rates etc.... be patient  above all.

I believe that given the right opportunity and market that the program can be successful but you would have to be very patient.
