All the best, JoshIf he's in LA County, it looks like they are denying permits for any property that has been in violation within the past 6 years! 

Some are categorized as "high risk" and can be denied, such as developers and agents/brokers. 

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Currently the homes are all insured with Travelers.Thank you not sure exactly what that is but we have a proctor policy  which is like the old Zurich Policy where you can add and subtract properties monthly and  your only billed for the months you have the policy in force.. to me its not the best insurance as deductible is high.. they are not very good at paying claims and I just see it basically like catastrophic insurance but they never look at the properties and nothing is ever denied.. but its more expensive.

I re-applied and was denied so I had to appeal. 

After that call I filed a dispute with Paypal only to be denied by paypal because the manipulating scam artist used the evidence that I watched the videos against me knowing that I wanted a refund, Marty manipulated me and Paypal to steal my money from me and PayPal is allowing this to happen, I provided all the evidence I could showing the back and forth communication with me asking for my refund and the responses I received.

Even with a single rental, there are potential liabilities that come with owning a property that can occur that would exceed your insurance coverage or where insurance coverage could be denied.

A case example might be where a person inherits a pre-foreclosed property from an abusive family member and the person does not have it in them to to right the situation and keep the property. 

I don't want to lie and later be denied a claim if I ever had to file one.

If an insurer has an opportunity to mitigate, or deny, a loss if there are contractual issues, be sure they'll try!
