I'm in a predicament and I'm not sure how I should move forward when the opportunity to buy the place presents itself. 

So if a customer ends up with a bad experience, for example the rental is nothing like what was presented, by issuing a refund AirBnB provides everyone with a level of confidence that AirBnB will handle "problems".

Other than keeping expenses low and trying to earn as much as possible, what other steps might there be for someone who isn't currently in a fantastic position of financial strength but want's to take advantage of the opportunity that is present during all this panic and worry?

Especially if present your report to them and explain why this is a good deal & etc. 

Perhaps it's accepting full/partial payment, rent deferment for a period of time with the intent of adding in extra payments over the rest of the lease to make it up, using the security deposit, forgiving rent for a month etc. 

But I'm wondering if there is a good way to present this on a contract. 

I also contacted my banker for deferments, not because I need it, but I need them to step up and oppose this too. 

I just want to present them with a valid proposal that looks profession , and have me understand all the legalities.  

You’re not even asking for landlords to work with tenants, or defer rent payments.

Even if you want to bet on residential real estate right now, I believe the public markets present a much better discount.
