really never ever had to pull a work permit to replace a lawn with mulch, to replace dead shrubs with fresh green ones, to install pavers (as they are considered groundcover hardscape just like gravel, not concrete paving which is impermeable).

In essence, I may qualify the borrower and get a loan moving just to find out when the Title comes back that I'm dead in the water because of judgments or liens on an existing or prior property that never were addressed.
