If the daughter never got legal authority to sell, that is likely the reason, and everything else will be a waste of time.

If the house was deeded to someone else, then the current "seller" doesn't have the legal authorization to sell the house, even if their name is on the mortgage...

I do know that BofA  limits Equator credentials to licensed people so if there is any sort of fraud or wrongdoing, they can apply to the licensing authority with their complaints.I've done a number of comments about the short sale process.
