:In short, I know BofA wont go that low anymore but many big banks will loan to that amount, Citi being one of them.I got a Bank of America mortgage loan in September for $40,800 after the 20% downpayment.

The tenants play a more vital role there.For example if you have a 3 unit retail strip center that is Starbucks, Verizon, and Batteries Plus corporate the commercial lender looks more with the length of primary lease term, how good the guarantee is on the lease for each tenant, quality of location,etc.You can have a professional commercial management company that manages millions of sq ft run the asset and the lender tends to feel comfortable.Retail the entry level is higher for quality usually a purchase in the millions minimally.

I do know for a fact that hundreds if not thousands of big corporate companies like Blackstone ( which own 20% or more of the residential homes in Sacramento) and others have purchased millions of residential properties when the market crashed.

If the properties are owned by a corporation, they are taxed in corporation at the highest corporate tax rate - rental and investment income are considered passive income by the CRA and do not qualify for federal and provincial small business tax rates.
