From an economy of scale perspective, it's much more efficient for me to go over this stuff with a room full of accountants (I notice your title :) since typical consumers have no idea what's on their tax returns, or any of that, but the pushback you get if you're me is a) the general low-level animosity between mortgage and tax professionals and b) the notion that I'm trying to "tell them how to do their jobs," which they are not interested in.Far from it on b), I'm not qualified to tell you that at all.

For example, in Missouri my LLC must hire a lawyer when we evict someone, because that is a court action, and the LLC is it's own separate legal entity.

This a small West Texas community (Everybody know everyone) and there's simply not a hundreds vacant properties.We don't send out many mailers anymore in our market but when we did, handwritten letters did get the best response.More generic mailers are fine as long as you have some sort of 'call to action' i.e. asking them to check your website, landing page,  etc.
