So Ive been working as a leasing agent for an apartment complex in Dallas, Texas for over 8 months now  and over these past few weeks ive been thinking about becoming an investor my self , but i dont want to quit my job for the simple fact that i need money to cover for my living expenses .

She has been in the same condo since new the place was built in 1971 .Total complex has about 500 units ,an 18 hole PGA Golf course and a Marina with access to Gulf Bay .Say what you will about " God's Waiting Room " but if I had to venture a guess I would say the average age here is 65 + and counting lol!!

does anyone have any advice on finding apartment complexes for sale in the long island (new york) market. 

We have talked about MF complexes but don't see any good deals the give a good enough return.

I also advise you to listen to Podcast 115 since that has to do with apartment complex investing.

Evictions in NY and I assume in other states for mobile homes are already more complex and take much more time (6 months plus in some cases), I don't need this aggravation as an owner.  

Can't be correct,  this is apt complex. 

It is complex and if you don't service notices promptly you could be setting yourself up for pain.  

Presuming the guest house is on the same property dividing it up to put the guest house in an LLC may be complex and expensive.
