Once you have enough reporting vendors your company will be able to stand on its own as a borrowing entity.

My question is that is possible to make any useful money if you contract the management out to a property management company, or would it be better to try and learn the basics of being a landlord.

Also, the contractor will(should) have insurance and if the amount is not great, will probably pay it off before taking it to court too, if you have docs from the utility company stating that they were all billed for the one unit.

If you have proof of satisfaction of the prior lien, provide it to the title company handling your sale and they will be able to clear the lien.
