It's cheaper, many cases you can add 1-2 every time w/o requiring permit (check with your local laws) and the returns are very similar.

New posters to this or other L/O arrangements need to do a bit more investigation before jumping in giving advice.I don't recall any new investor member ever giving the correct advice as they old ways have changed under federal law, if investors have nee wandering around in investor land the past 25 years, sticking to old ways, you're wrong.Allowing any credit from a payment that reduces the sale price is a financing agreement.

in the early years we tried this a few times and it never worked out positively for us. 100% Will never let a tenant move-in w/o all the proper paperwork, utilities in their name (or whatever you require for this) and all funds paid.

$20k is a grain of sand on the beach on a $450k house (20% down is $90k).Are couples saving $90k for a starter, or are the bulk of these going to investors.They ought to make the grants $400k to get to a reasonably priced starter home (IMO w/o running any local numbers--just asking).Are you wages that high locally?
