Someone once told me, if the income from it is taxable, then the expenses associated with it are deductible!

To your point, lawyers don't get any cheaper because of the asset price either.

I cannot wait that long to buy real estate.I don't think becoming a permanent resident would be a problem, though.So, here's my actual question: When people say it's cheaper to get a US mortgage if I'm in the US, are they talking about residence or citizenship?

If your tenant is cooperative, you can do it simpler and cheaper with the simultaneous exchange method in one closing. 

These companies have easier and cheaper access to funding markets, "better" management and must deploy those investments as fast as they come in. 

Prices didn't go up 20% in the cheaper states - they did in Boise (I'm licensed there) and in coastal everywhere.

Dump fees are much cheaper here so figure $100.

There may be cheaper options (e.g. railroad ties and gravel) but I don't think it fits the neighborhood.
