I think a "bedbug and vermin amendment" will not do much good, unless you have the place certified (by the bug-sniffing dogs) before every new tenant moves in.

@Nick Baldwin In addition to what he correctly said, the supplier Must have served/delivered to you (usually by certified mail) a Notice To Owner form, within 45 days of their First supplying materials, letting you know they were supplying materials on your job.

If you will be refunding any portion of the deposit it should be included with the statement, if they owe you money I would recommend sending it certified mail.Regarding what you can charge for is another one of those things you would need to check with you state.

@Luke Diem Using borrowed funds for any portion of a down payment on a Conventional or Commercial loan are forbidden - - you certify that to get the load.

And this must be done by a certified contractor in order to get a certificate stating it has been fully remediated.Even if you did all of that, you'd still have to disclose it, so it would be a black eye on the house pretty much forever.
