@Mallikarjun Reddy Pateel rising interest rates theoretically put upward pressure on cap rates, so you may want to look at a forward looking curve like the SOFR curve, which accounts for rising interest rates.

NOI is approx $5,571, CoC ROI is 19.06%, purchase CAP is 6.88%.
