The listing agent should be able to tell you if there are age or rental restrictions before you even view the home. 

They are private lenders agreeing to loan their own money, with their own terms, and taking full risk.

For cash-outs on investment properties - you can typically pull up to 80% of the value out, and it will take 25-30 days. 

Now taking note of the answers I’m going to look into creating a custom app on Podio that handles that type of workflows.
