For me, this stuff is easy peasy, and it's not too detailed, simple and basic is better to attract a wide audience. 

Hi,I should first say that I am brand to real estate investing but I am ready to get started.

If I was a tenant, I'd tell the vendor to install a brand new piece of equipment.

No other laundry facilities in the town where the building is, so pretty much a captive audience.
