The condo association at this price point is probably a complete mess, and will likely have very high fees, or large special assessments.  

A grace period of X days allows for the delivery of good funds without penalty (if applicable) and a late fee of $250,000 shall be assessed per day (as applicable and allowed).

There are good opportunities for multi-family in those areas but each deal really needs to be assessed individually.

You can also write down your long-term financial goals, and from that, assess what type of real estate investments will help you reach those goals most efficiently.

Hey guys, David is correct with his assessment.

I always get a very hard nosed detailed inspection done.The guy I use I trust explicitly & get a very detailed (sometimes 40 page) assessment of the property structure & its ancillary mechanicals.I have used that to 'disclose' deficiencies of the property structure etc , to the seller & have used same to secure a significant reduction in price.

I'm new at this also but to me, it throws up a red flag that this particular duplex is assessed almost $100k lower than other duplexes in the same area.
