I do agree on the short term aspect and that is what I am looking to do...trying to get that equity working more efficiently for me.

You do not want to use your funds and take chances when you could easily avoid certain mistakes. 

Every seller who has said yes to me has wanted to roll over there money into another property to avoid these taxes or cash out via refinancing.

Only problem is I have low credit score due to staying out of debt and avoiding borrowed money.

My thought is to sell and to reinvest the gains, possibly in an opportunity fund to avoid capital gain taxes. 

The roles of the business partnership should be well defined in the beginning to avoid this.

Is there anything I could do to avoid this?

@Jess Wood First, I'm all caught up on GoT and I loved last nights episode, though I'll refrain from details to avoid spoiling it for anyone.

I plan to live in it while we renovate to avoid the float costs. 

For long term, this is a perfect home and I don't mind living here for a while and it's one I can have my parents live in as well due to it's convenient location, so I don't mind having it as a buy and hold/short term rental combo but I'm scared of the foundation aspects because I don't really understand the scope of what this means.
