I'm over in the RVA area and after much searching, I've found that there aren't many, if ANY at all 3 or 4-plex's in the north/northeast RVA areas.

If the investors share control (they have decision-making authority), that is a partnership and is not governed by SEC regulation.

This is really apples & oranges because stocks aren't quite the same & notes you would have to reinvest interest which isn't always easy to do efficiently.
