Respond to maintenance requests quickly.Maintain the property well.Treat residents with respect.Properly screen tenants in the same complex to create a community of like-minded residents.Respectfully enforce lease terms regarding on time rent so their is clarity and consistency among residents.Respond to items that impact the overall look of the exterior of the property (broken blinds, sheets or signs in windows, storage on front porches).Properly maintain landscaping in communities.Provide automation for applications, lease signing, renters insurance and lease payments.Deal aggressively with unlawful and non compliant residents to provide a safe community.Understand and price rents at market levels.If you are raising rents, offer to clean carpet (if needed) or add/replace a fixture...get creative to add value.

Confront tenant on the lease that their 'visitor' has been here longer than 14 days as agreed.Then hand her the application and teller that the visitor must submit this if he is going to stay.Once you have the info, then require that he too sign the lease if he expects to stay (vetting is optional, as you're after the personal data).Your 25% increase is questionable IMO as we rent units, not beds as in a hotel.

If you mean an application, the fine but borrowers should not touch verification documents in processing.Next, a blanket mortgage with loan release amounts for each property would be a lower rate and better loan, so that jargon of all my properties being tied up is horsefeathers!
